Welcome

Throughout Somerset and Bristol, we are able to provide Domestic Energy Performance Certificates to Home Owners, Landlords, Estate Agents, Letting Agents, Property Management and Renewable Energy Companies alike.
What is an EPC?
The EPC is part of a series of measures that have been introduced across Europe to reflect legislation that will help cut buildings’ carbon emissions and tackle climate change.
Energy Performance Certificates (EPCs) are required whenever a property is built, sold or rented.
You must order an EPC for potential buyers and tenants before you market your property to sell or rent.
In Scotland, you must display the EPC somewhere in the property, for example in the meter cupboard or next to the boiler.
How does it work?
An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient), and is valid for 10 years.
It is a comprehensive report which will provide a summary of results for your property in relation to the construction, heating and hot water. EPC reports also include recommendations for cost-effective improvements to the building, and the potential enhanced energy efficiency of the property if these measures are implemented.
If properties do not have an EPC where required, penalty costs of up to £200 per property per day can be incurred.
All EPCs are carried out by an accredited and qualified Domestic Energy Assessor who will assess several aspects of the property, which include details of its dimensions, construction and heating/hot water systems. This information is fed into an approved software programme which produces the EPC and recommendation report. The assessor will then record the certificate onto the national register and provide the customer with a copy. The certificate is then ready to be made available to prospective buyers or tenants.
Minimum Energy Efficiency Standards (MEES)
Landlords ~ from the 1st April 2018, changes to legislation make it unlawful to let residential and commercial properties with an EPC rating of F or G. This applies to new tenancies after this date. From 1st April 2020, this rule will be extended to apply to all residential properties with existing tenancies in place.
Properties that do not need an EPC?
These include:
places of worship
temporary buildings that will be used for less than 2 years
stand-alone buildings with total useful floor space of less than 50 square metres
industrial sites, workshops and non-residential agricultural buildings that do not use a lot of energy
some buildings that are due to be demolished
holiday accommodation that’s rented out for less than 4 months a year, or is let under a licence to occupy
listed buildings - you should get advice from your local authority conservation officer if the work would alter the building’s character
residential buildings intended to be used for less than 4 months a year
